Often times we are faced with a scenario where our client is the PR (personal representative) of the estate and they don’t engage a real estate agent. In this case our office ends up becoming the agent. This happens most usually when a family member is purchasing the property.
Most usually the title company involved will make or break a successful and efficient sale. We have some great partners we have worked with, but sometimes there are struggles. Sometimes that means a disagreement over language in a Will.
It is important that title companies are made aware of any attorney involvement and that they are willing to communicate with them. One particular issue we have experienced is a title company will list the seller as the PR instead of the Estate of XXX as it should be.
Communication is very important and we need to support each other in the transaction so it goes as smoothly as possible.
